Bryn Mawr and Anwatin Middle School

School Location: 256 Upton Ave. S, Minneapolis, MN 55405

Scope of Work: 

MPS and our community partners have been collaborating with Lupe Development who is building 199 units of senior living housing on the abandoned property just south of Anwatin School.

Lupe has requested installing a drainage pond on the SW corner of MPS property, whereas 75% of the pond will be on MPS property and 25% on Lupe Development Property.

The SW Corner of the Property is connected to Theodore Wirth Park, and access to the park is actively used by the Bryn Mawr Community & Loppet Ski Club.

In exchange for use of MPS property, Lupe Development will pay for 100% of the cost to install the stormwater pond, including fencing, walking trail around the pond, perennial plantings, an education platform, and natural play area for students.

All maintenance inside of the fence area will be the responsibility of Lupe Development, including the fence itself. All maintenance outside of the fence area will be the responsibility of MPS Including the Natural Play Area.

A Community Meeting was held on December 15th 2021. Design input for “Natural Play Area” will be solicited from staff, parents, and students.

Project Updates: 

May 2023: Work on the new storm water pond has resumed and will continue over the summer. When completed in Fall of 2023, students will have a new outdoor learning center and natural paly area.

April 2023: Work will begin again in late April / early May. Framing for Boardwalk area above pond will be started early May. Kompan Nature Play equipment installation scheduled for August. Goal is for work to be complete, including all pond landscaping, fencing, and, retaining wall by Labor Day weekend.

November 2022: The pond is functional at this time.  The liner is in, the iron filings infiltration detail is complete, the outlet weir and timber skimming structure is complete.  The helical screw anchors for the boardwalk are installed.  We have installed erosion control blankets stabilizing the soil for the winter.  The sanitary line along the property line is complete.

• We installing the storm infiltration system in the next 1-2 weeks and storm piping that leads up to the pond.
• We are currently pricing the recently issued landscape and nature play options that are adjacent to the pond.
• We are finalizing details on the boardwalk railing and in the process of securing that material.
• Boardwalk install will start in the Spring.
• The retaining wall along the property line will be installed in the late Spring / early Summer.
• The Trail and bollard lighting will be installed in August.

September 2022: Project is on schedule. 

July 2022: Frana Construction has started working on the storm water pond on the SW corner of Anwatin School.  Work will extend into Fall of 2022, with final completion Summer 2023. When completed, there will be a boardwalk observation area and a natural play area. The link below has access to the construction camera that is on the school roof.  Feel free to share with your staff and families.

June 2022: Frana Construction, along with Veit Construction, will be starting construction on June 29, 2022 with substantial completion scheduled for August 2023

May 2022: Work scheduled to begin June 27, 2022 with a completion of October 1, 2022

April 2022: The storm water pond won't have any updates until spring when the ground thaws and work can begin.

July 2021: The parking lot is complete.
